Fulfillment Centre UK

Mannings completed the conversion of an existing 27,870 m² (300,000 sq.ft.) industrial unit and associated service yard to a Fulfillment Centre.

The phase one project consisted of a complete strip out of all internal structures, finishes and services. A new internal structure comprising a steel frame on pad foundations, a suspended concrete floor, internal walls, completions and a full fit out, provided an additional 700m² of office space, industrial kitchens, a canteen and other welfare facilities at ground level and a mezzanine plant deck of 700m².

The existing warehouse mainly comprised of mechanical and electrical works which included a new sprinkler installation, heating and cooling installations and LED lighting for a narrow isle racking layout.  A remote welfare facility was also constructed within the warehouse to provide canteen and toilet facilities.  Minor alterations to the building envelop were required to facilitate new pedestrian walkways

Externally, new carparking and an access road completed a one-way traffic scheme to the perimeter of the building. Adverse ground conditions were overcome with a geotechnical stabilization system to provide 8,000m² of apron.  A piling solution was required for the sprinkler tank bases.  Extensive fencing provides a secure goods compound together with a new guardhouse and high speed exit/entry gates.  New wheel-lock equipment was installed to the existing dock levellers.  Existing drainage systems were altered and extended, and a power upgrade completed the civil installations.
